How do agency commissions realistically work?
Buyer representation is a professional service provided through the affiliated brokerage. Dave explains the scope of representation, available services, and the brokerage’s proposed compensation before the buyer enters into a written buyer agency agreement. The buyer can evaluate the services and terms being offered and determine whether they meet the buyer’s needs. Brokerage compensation is negotiable between the firm and the buyer, and the final compensation and terms of representation are established by mutual agreement and documented in the written buyer agency agreement.
What should buyers have in place before touring homes?
Before scheduling property tours, Dave works with the buyer to establish the appropriate written buyer agreement and confirm that the buyer is prepared to pursue properties within a realistic purchase range. For buyers using financing, this will generally include current lender prequalification or pre-approval information. Cash buyers may instead provide appropriate proof of funds. Dave will also confirm that the buyer is not subject to an existing representation agreement that would prevent Dave and the affiliated brokerage from providing buyer services. 2. NC Due Diligence Explained
North Carolina real estate transactions may involve several important Due Diligence and contractual considerations. When the standard North Carolina Offer to Purchase and Contract is used, the specific Due Diligence Period, fees, deposits, and other terms applicable to the transaction are determined by the terms negotiated and included in the binding contract.
Due Diligence Fee (DDF)
Due Diligence Fees are nonrefundable! Buyers should consider a reasonable amount they are willing to offer and prepare to lose upon contract termination. When negotiated as part of the Offer to Purchase and Contract, the Due Diligence Fee is paid by the buyer directly to the seller upon the Effective Date of the purchase contract in exchange for the buyer’s contractual Due Diligence rights. If the transaction proceeds to closing, the Due Diligence Fee is credited to the buyer at closing.
Earnest Money Deposit (EMD)
When negotiated and included in the contract, the Earnest Money Deposit is an amount the buyer agrees to provide as part of the transaction. After the contract becomes effective, the buyer delivers the Earnest Money Deposit to the Escrow Agent designated in the contract within the required contractual timeframe. I’m DMan Realty and Aimee Anderson & Associates do not serve as the designated Escrow Agent for Earnest Money Deposits. Under the current North Carolina Offer to Purchase and Contract (Form 2-T), an Initial Earnest Money Deposit is generally due to the designated Escrow Agent within five days of the Effective Date. If the buyer properly terminates during the Due Diligence Period, the Earnest Money Deposit is generally returned to the buyer. Once the Due Diligence Period expires, the Earnest Money Deposit is at risk if the buyer does not complete the transaction in accordance with the contract. If the transaction proceeds to closing, the Earnest Money Deposit is credited to the buyer at closing.
Due Diligence Period
When included in the contract, the Due Diligence Period provides the buyer an agreed-upon period to investigate the property and transaction. Under the standard North Carolina Offer to Purchase and Contract, the buyer may generally terminate for any reason or no reason by providing the required notice before the period expires. The length of the period is negotiated between the buyer and seller.
Property Inspections
Buyers should consider appropriate inspections and investigations to better understand the property’s condition. Depending on the property and transaction, these may include general home, pest, septic, well, structural, environmental, survey, or other specialized evaluations. Inspection findings may lead to additional investigation or negotiated requests, but the seller is not automatically obligated to make repairs.
Appraisal & Financing
Buyers using financing should work closely with their lender to complete loan requirements and understand applicable financing deadlines and risks. When required by the lender, an appraisal may be ordered to develop an opinion of the property’s value. Cash buyers are not subject to lender financing or lender-required appraisal requirements but may choose to obtain an independent appraisal or other appropriate property evaluation. All buyers should consider applicable contractual deadlines and complete appropriate investigations before proceeding to closing.

Each has different financial and contractual consequences, which Dave reviews with the buyer when evaluating and preparing an offer.
4. How long can the home-buying process take?
There is no single timeline for purchasing a home. The process can vary based on the buyer’s readiness, property availability, financing, negotiations, the seller’s circumstances and preferred timing, the terms agreed upon by the buyer and seller, Due Diligence activities, appraisal, inspections, title and closing requirements, and other transaction-specific circumstances. Dave helps the buyer understand important milestones and contractual dates throughout the transaction.
5. Can eligible buyers use VA financing to purchase a home?
Yes. Eligible military members, veterans, and certain surviving spouses may be able to use a VA-backed home loan to purchase an eligible property. Dave provides real estate guidance throughout the home-buying process, while eligibility, loan qualification, financing terms, funding fees, underwriting, and other lending requirements should be confirmed with the U.S. Department of Veterans Affairs and a qualified VA lender.
